Tenant Lettings in Birchwood Surge in First Half of 2025

Orbit Developments has experienced a strong start to 2025, completing 21,042 sq ft of office lettings across six deals in Birchwood, Warrington, in the first half of the year. The activity highlights renewed confidence in the local office market and reflects a broader upswing across the region.

The six lettings include:

  1. 4,941 sq ft – PNZ Group at Cinnamon Park
  2. 2,745 sq ft – Alderley Partnerships at No. 1 The Square
  3. 1,915 sq ft – Opteven UK Ltd at No. 4 The Square
  4. 1,280 sq ft – Brown & Brown Insurance Brokers UK at No. 4 The Square
  5. 6,986 sq ft – Balfour Beatty Group Ltd at The Point
  6. 3,175 sq ft – Stothers (M&E) Ltd at The Beacons

This flurry of activity supports the view shared by Simon Roddam of OBI in his recent article, where he highlighted that the Warrington office space market saw a 68% increase in take-up during Q1 2025 compared to the same period in 2024 — a clear signal that the market is rebounding.
